The US timeshare resale market serves 9.9 million owner households across a $10.5 billion annual industry. Yet it operates without the basic infrastructure that every other real estate market takes for granted.
There is no MLS. There is no universal identifier. There is no centralized price discovery. And until now, there has been no way for an AI agent to search, compare, or verify timeshare inventory.
Every timeshare buyer's AI assistant will eventually plan their vacation purchases. When that AI needs to answer "What's a fair price for a 2-bedroom Marriott in Hawaii?" — it needs data. Verified, cross-referenced, independent data.
Today, maybe 2-5% of buyers use AI during their timeshare search. Within a few years, most buyers and renters will use AI to find the best property, compare maintenance fees, check for complaints, and verify that a resort is properly registered.
We're building the data layer that makes that possible.
The seller's AI says: "This is a beautiful resort with world-class amenities."
The buyer's AI says: "This resort has 47 CFPB complaints, maintenance fees have risen 38% in 5 years, and comparable units sold for 40% less than the asking price."
Both are useful. Only one protects the buyer.
Sell-side AI exists — resort chatbots, sales assistants, customer service automation. But these AIs serve the seller's interest. They highlight amenities, minimize fees, and push toward a sale.
The buyer's AI needs something fundamentally different:
Timeshare Rootz is the verifiable, independent source of truth that makes AI buyer advocacy possible.
We index listings from SellMyTimeshareNow (75K+ listings), TimesharesOnly, TUG, and more. No other service aggregates across listing sites. The same interval listed at $5,000 on one site and $15,000 on another — we show both.
781 Florida DBPR registered timeshare projects with 5 years of payment/billing history. Is the resort properly registered? Are they paying their assessments? No other listing site cross-references this data. It's the closest proxy for maintenance fee trends available anywhere.
1,424 CFPB timeshare-related complaints searchable by company, state, and issue. Before recommending a resort or management company, the buyer's AI can check the complaint record. This is trust infrastructure that doesn't exist anywhere else in the timeshare market.
10 MCP tools, 10 REST API endpoints, GPT Actions integration, .well-known/ai discovery, and an orientation endpoint — all designed so any AI agent can find us, understand what we offer, and start querying in seconds. No API key required.
Cars have VINs. Real estate has parcel numbers. Timeshares have... nothing.
The Timeshare Identification Number (TIN) is a universal identifier for every timeshare interval. It enables cross-site de-duplication, price history tracking, and the creation of a permanent digital record — a data wallet — for every interval.
The data wallet holds everything about an interval: deed, maintenance fee history, exchange records, rental revenue, repair history, and ownership chain. This is title insurance for fractional real estate — something the industry has never had.
Once every interval has a verified identity and history, you have the foundation for something much bigger: a transparent, AI-accessible exchange where intervals are traded with full provenance.
Each layer enables the next:
The Index pays for itself through listing fees and success fees. The TIN pays for itself through data wallet fees. The Exchange is the long-term vision that makes the whole system exponentially more valuable. Each step is independently useful, independently profitable, and builds toward the next.
